What I actually do for you
Four kinds of work, and the same standard across all of them.

Letting and managing your property
Most of my work, and the part owners underestimate. A tenancy that ends badly costs far more than the few hundred dollars a month you were trying to squeeze out of it.
- Rental pricing from current signed leases, not asking prices
- Tenant screening and reference checks before you commit
- Tenancy agreement, inventory and handover properly documented
- Management while you are overseas, where that is what you need
- For tenants: an honest read on what a budget really gets you

Selling your home
The part most owners get wrong is the first three weeks. A property priced above its market goes stale, and a stale listing sells for less than an honestly priced one ever would.
- A valuation built from your block, stack and floor
- Decluttering and photography before anything goes live
- Listed where buyers for your property type actually look
- Every viewing attended personally, with same-day feedback
- Negotiation, option period and completion handled end to end

Buying, or selling and buying together
Most buyers can find the listings themselves. What is harder is knowing which unit in a development is genuinely the good one, what it should cost, and how to run two transactions on one timeline.
- A shortlist filtered by layout, facing and floor, not just budget
- A straight read on tenure, age and what resale looks like later
- Loan-to-value, stamp duty and cash-over-valuation explained plainly
- Both timelines mapped against each other before you list
- Coordination with your banker and your lawyer

Retail, office and industrial space
Priced on yield, use and zoning rather than on how the kitchen looks. I currently carry retail units in Districts 05 and 14 and industrial space in Tuas.
- Retail and shop units, for sale or lease
- Factory and warehouse space, including large-floorplate industrial
- Yield and holding-cost comparison before you commit
- Lease negotiation and documentation
