City, Chinatown & Tanjong Pagar
Shophouses, older walk-ups and city-fringe apartments, plus the retail and office space that sits under them. Short leases move fast here and the tenant pool is unlike anywhere else on the island.

Prime central, and where most of my expatriate tenancies sit. Older freehold blocks with generous floor plans alongside new launches — the choice usually comes down to layout against tenure.

Mature HDB estates with long-standing communities, a steady run of private launches along Balestier Road, and some of the most consistently rentable stock in Singapore.

Katong, Marine Parade & Bedok
Sea-fronting condominiums, conservation terraces and a rental market that holds up even when the rest of the island softens. Buyers here are usually choosing a way of living, not a floor plan.

Family territory. Good schools, good transport, and the kind of HDB upgraders who are selling and buying in the same breath — which is two timelines that have to be planned as one.
